How a Dedicated HVAC Technician Saved a customer $40,000 —And Why That Could Be You

Roof Top Unit

When you sign a maintenance agreement with Pleune Service Company, you’re not just getting seasonal tune-ups and a reliable phone number to call when something goes wrong. Our team works for your building not just any building. You will have a dedicated account manager and most importantly, one or two technicians who know your facility like they know their own toolbox.

This dedicated approach isn’t just a convenience, it saves money. This is real, measurable, we-did-not-make-this-up money.

Here’s proof! One of our Grand Rapids clients operates a large commercial facility where our technician has built a long-term working relationship. During a routine rooftop visit, he noticed an unused rooftop unit (RTU). It was not broken or rusted, just forgotten. The unit had been disconnected for several seasons, and no one at the facility remembered it existed. Months later, when another RTU serving a different part of the building failed, our technician didn’t need to guess, or waste time poking around, he already knew what the building had on hand, and he knew that the spare unit could solve the problem.

He confirmed that the abandoned RTU belonged to them and correctly sized for the space in need. He then inspected every part of the RTU. He verified the BACnet card was installed, tested all the motors and fan windings, replaced the contactors, filters, and belt. He cleaned the heat exchanger, which was covered in dust and bird droppings thanks to a missing blank-off panel,  and he flushed the electrical compartment with CO2.

When the customer gave the green light, we were ready to go. Our Service Replacement Team stepped in, coordinating everything under tight constraints. Since a crane was required for the swap, and it needed to be off-site by 10 a.m., we mobilized early. The old RTU was removed, the revived RTU was set into place, and we connected the electrical and gas lines. The smoke detector was also reconnected properly and up to code.

After installation, our technician performed a full startup. Every electrical component was tested. Refrigerant levels, superheat, subcooling, temperature splits, all dialed in. Heating operations were confirmed by testing the igniter, gas valve, inducer motor, and the temperature rise. The unit ran in heat mode for 20 minutes to clear any debris. The economizer was also fine-tuned to run more efficiently.

Because our dedicated technician had the memory and the initiative, Pleune Service helped this customer avoid the cost of purchasing a new rooftop unit. This expense would have been approximately $40,000. Additionally the customer was saved from extra down time by not having to wait for a new unit from the supplier.

That’s the power of familiarity. When a technician knows your building, your people, and your systems, they are doing more than maintenance. They treat your building as their own and look out for your long-term bottom line.

At Pleune Service Company, we don’t believe in band-aid solutions. We believe in fixing it right the first time, building trust, knowing your equipment, and being ready before the next emergency happens. Because HVAC maintenance should be one thing you don’t have to worry about.

Sometimes the difference between a major capital expense and a smooth resolution, is just one technician who knows where to look.

Want a technician who knows your building like it’s their own? Ask us about our maintenance plans. Your future self, and your budget, will thank you.
