Project Spotlight: Rooftop Unit Replacement in Lansing, MI
We are excited to highlight a recent project completed in the Lansing area for a longtime maintenance customer. This client relies on one large rooftop unit to serve their entire building, making reliability and comfort critical to daily operations. Pleune Service Company has partnered with this customer for years, and when their rooftop unit began to fail, they trusted us to handle the entire process—from diagnosis to final startup.
We worked closely with the customer for over a year to plan the replacement, making sure the solution fit their building, budget, and long-term needs. Throughout the waiting period for the new unit, our service team kept the existing system running and the building comfortable. Once the new equipment was on-site, our Fast Replacements crew handled everything from demo to installation, minimizing disruption and ensuring a seamless transition.
What We Installed
The new rooftop unit is a 49-ton system equipped to efficiently heat, cool, and ventilate the entire facility. Designed to match the existing zone layout, this upgrade includes modern energy-saving features like variable-speed fans, modulating economizers, and high-efficiency compressors. It also meets current ASHRAE 90.1 standards and uses R454B refrigerant, ensuring compliance with environmental regulations.
Our team removed the outdated unit, reconnected the new system to the existing infrastructure, and coordinated all crane work, permitting, and inspections. Once installed, we ran new condensate drain lines, completed electrical and control terminations, and supported the factory startup process to verify performance.
Problem Solving in the Field
During startup, our technicians discovered that all of the original zone sensors were mislabeled. Working alongside the factory startup technician, we traced each wire, reconnected the new sensors, and confirmed temperature readings and control functionality in all nine zones. Each zone now allows for a five-degree adjustment range, offering greater flexibility and occupant comfort. For future clarity, all dampers were relabeled with correct zone numbers.
