Preventive maintenance is a schedule of planned maintenance actions aimed at the prevention of breakdowns and failures. Our primary goal of preventive maintenance is to prevent the failure of equipment and need for repair before it actually occurs. Our program is designed to preserve and enhance equipment reliability by replacing worn components before they actually fail.
Value of Preventive Maintenance
There are multiple misconceptions about preventive maintenance. One such misconception is that preventative maintenance is unjustifiably costly. This logic dictates that it would cost more for regularly scheduled downtime and maintenance from a contractor than it would normally cost to operate equipment until repair is absolutely necessary due to failure. This may be true for some equipment; however, one should compare not only the costs but the long-term benefits and savings associated with preventive maintenance performed by an experienced contractor. Without preventive maintenance, for example, not only the cost of repair, but also costs for lost production time from unscheduled equipment breakdown can be incurred. Also, preventive maintenance will result in savings due to an increase of effective system service life. Long-term benefits of preventive maintenance include:
- Improved system reliability
- Lower operating costs over the life-cycle of equipment
- Decreased system downtime
- Lower cost parts inventory management
Labor and Filters
This is our most popular maintenance plan. Under this plan, our qualified HVAC mechanics will perform preventive maintenance inspections customized to your buildings and its equipment. Your visit may be annually, semi-annually, quarterly, or any other frequency that fits your building needs. Customarily, your agreement will be estimated to include all necessary labor, filters and lubricants required to perform the maintenance. Other consumables may be added to the agreement such as: belts, power washing, chemical additives or cleaners, etc. Your maintenance fee will be fixed. This allows you to easily budget your HVAC maintenance costs. Emergency repair, service calls, and repairs above the preventive maintenance are not part of your maintenance agreement and would be additional.
Time and Materials
Like the Labor and Filters plan, we will perform periodic, scheduled inspections on all covered HVAC equipment. The customer relies on our expertise to conduct the necessary maintenance and repairs needed to keep the equipment most efficient and operational. The billing for this type of plan will vary based on the materials used and labor required to perform the inspection and repairs. This may make budgeting for service and maintenance more complicated, but the plan will give you peace of mind knowing that the equipment is being repaired prior to failure. The flexibility also allows you to add or remove equipment from the plan without having to re-negotiate service terms.
Consider this plan the Cadillac of HVAC Maintenance. Under this plan for a monthly or yearly fee, we will perform periodic, scheduled maintenance on all covered HVAC equipment. Pleune Service Company will assume total responsibility of the equipment to include: maintenance, repairs, service calls, parts, labor, and emergency service. All maintainable, moving parts are included in your agreement. Some restrictions may apply on this plan. Your Account Manager can help determine if this plan is the best fit for your maintenance goals.
Ask Us About a Custom Plan
We encourage you to explore options for all three of our programs. We realize that our programs are not one size fits all. The above plans are our core maintenance plans that work for most facilities. However, if you have a different plan in mind, please let us know! We are happy to customize a plan that is just the right fit for your budget and building. As a bonus, most maintenance plans include a reduced service rate for unexpected service calls and repairs.
